Mauritius is one of the more open markets in the region for foreign buyers. A PDS villa in Tamarin or Black River grants permanent residence above USD 375,000. A ground+2 apartment in Ebène or Grand Baie above MUR 6M is freehold without residence rights. Smart City Moka covers both ends. We have closed deals on each route.

For Mauritian buyers, the work is more familiar. Title check, promise of sale, notary, deed of sale, registration. The friction is in the detail: undischarged mortgages, succession not closed, encroachment on a wall. We surface those before the deposit, not after.

Since 1 July 2026, registration duty for non-citizen buyers and land transfer tax for non-citizen sellers both doubled to 10 percent. Anyone quoting you old rates is reading old material. We confirm the all-in landed cost in writing before the promise of sale.

Can a foreigner buy property in Mauritius?+

Yes, under PDS, RES, IRS or Smart City projects, or in qualifying ground+2 apartment buildings above MUR 6M. Each route has its own residency, registration and tax implications. We walk you through the option that fits your situation.

Will buying property in Mauritius give me residency?+

Buying under PDS, IRS or Smart City for at least USD 375,000 grants a permanent residence permit for the buyer and family. RES grants a residence permit only if the property value is above USD 500,000. Apartments under the ground+2 route do not automatically grant residency.

What taxes apply to a foreign buyer?+

From 1 July 2026, registration duty and land transfer tax for non-citizens are 10 percent each, up from 5 percent. Notary fees, syndic and annual local rates apply on top. We give you the full landed cost in writing before you commit.

Do you cover the whole island or only Curepipe?+

For sellers and landlords, fees are agreed in writing before the listing goes live and paid only on completion. For buyers and tenants there is no search fee. Notary fees are separate and set by law.
